Preheat a non-stick or cast-iron skillet over medium heat.
Spread butter directly onto one side of the tortilla to ensure a crispy, golden-brown exterior.
Place the tortilla butter-side down in the pan.
Sprinkle a generous layer of shredded mozzarella cheese over one half of the tortilla, followed by a pinch of Italian seasoning and garlic powder.
Layer pepperoni and any desired toppings (olives, peppers, or mushrooms) over the cheese.
If desired, add a thin layer of pizza sauce over the toppings, or reserve the sauce for dipping to maintain maximum crispiness.
Fold the tortilla in half to cover the fillings.
Cook for 2-3 minutes until the bottom is crispy and golden.
Carefully flip the quesadilla and cook for another 2-3 minutes until the cheese is fully melted and the second side is browned.
Slide the quesadilla onto a cutting board and let it rest for one minute to allow the cheese to set.
Slice into wedges using a pizza cutter and serve with a side of warm marinara sauce.
